Superintendent

Summary

ADC-CM is currently seeking a detail-oriented Superintendent who will assist the Project Manager with the overall day-to-day supervision of field related construction activities for one or a small number of locally grouped commercial, institutional or industrial construction projects. The position requires working with craft personnel and subcontractors as well as ADC-CM management and staff. A successful candidate will require skillful multi-tasking to schedule and manage multiple processes while proactively anticipating and solving problems that could delay construction.

Essential Functions

  • Ensuring that all projects are performed in accordance with contractual and quality standards.
  • Scheduling and directing the daily activities of work with craft personnel and subcontractors and taking necessary action to assure that the project objectives of cleanliness, safety, price, schedule, quality and process are met.
  • Maintaining daily paperwork such as timecards, field reports, schedule updates and E-mail correspondence to keep the various people involved with the project informed of important issues.
  • Implementing incremental project schedules that make sure upcoming events are on track and are being proactively attended to.
  • Proactively anticipating and solving problems that could delay construction.
  • Promoting and maintaining a culture that values safety, health and cleanliness.
  • Managing the permit and inspection process.
  • Conducting and/or attending pre-construction, progress and other project and staff meetings.
  • Maintaining QC/QA files and updating as-built drawings.
  • Participating in training and other forms of continuous improvement initiatives.

Minimum Qualifications

  • Minimum 3 years’ experience in the construction industry with a commercial and/or industrial general contractor.
  • Experience in managing a direct hire workforce and subcontractors.
  • Proficient with computer software used in the construction industry.

Construction Skills

  • Understands means and methods of construction associated with the renovation of commercial and institutional buildings typical throughout California.
  • Has a working knowledge of civil, architectural, mechanical and electrical work.
  • Understands the sequencing of work and the strategy of creating effective project schedules.
  • Understands how to effectively staff self-performed work activities to achieve levels of productivity that meet or exceed industry norms.
  • Has the ability to understand the function and purpose of the final product. Uses the knowledge to challenge the appropriateness of the work in progress.
  • Understands contemporary software applications associated with managing and controlling workflow.

Interpersonal Skills

  • Is confident, however fair and reasonable in all business dealings involving clients, subcontractors and co-workers (understands win-win contracting).
  • Maintains control over subcontractors and craft people from earned respect, however is capable of using a more authoritative style of leadership when necessary.
  • Is proactive, looks for problems that could impede progress and relentlessly takes responsibility for solving them.
  • Has the ability to confront difficult situations and manages them to a successful conclusion.
  • Is polite, conversational, humble, self-confident, non-assuming and comfortable to be with.
